Q: How does the whole building process work?

A:  At Hammer Builders, we enjoy working with Clients to create their dream home. Building a custom home is a detailed process with many decisions along the way.  We work with the Client every step of the way facilitating this process and making it enjoyable.  We educate our Client’s on the benefits of using energy efficient materials Green Building Practices.  We make sure that the Client’s individual tastes are realized in each phase, while we closely monitor budget versus actual costs.

1. Site Acquisition

Hammer Builders will assist you in finding the right building site.  If you have already acquired a building site or have one picked out that you would like to purchase, we can help determine how placement and specific floor plans will work best on that lot (see Steps 2 and 3).

2. Site Planning

After a lot is selected, a site plan is developed and the building parameters of your lot are determined with input from you, the Builder, and Engineer.  Hammer Builders will then help you design the layout of your house. Things we consider: the traverse of the sun, natural topography of the land, existing trees, garage placement, and privacy. We will discuss each decision with you and the ideal orientation of your home dependent on the priority you put on each of these criteria. In addition, there are municipal ordinances that must be complied with and thrown into the list of factors to consider.

3. Home Design

Once site location and orientation have been established we work more on the design of your home.  We help you choose a floor plan, features, and upgrades based on your personal tastes, the nature of the building site, and the amount of energy efficiency and green building practices you would like to use.  Once we have a concept plan, we work with an architect to create a complete set of conceptual drawings.

4. Pricing Proposal

We work with a “Fixed Bid with Allowances” pricing program.  The Client knows exactly where their allowance budgets stand during each phase of the project.  If the actual cost of an item with a specified allowance is under the contract value, the Client gets credit back.

5. Enter Into a Contract to Build

Once the final plans and the price proposal are agreed upon, a contract is executed for building your custom home.  Next, all building permits are issued and we begin construction.

6. Selection Process

At Hammer Builders, you will find the selection process thoroughly organized and carefully documented. We will work with you and our well-chosen suppliers and subcontractors to make material selections along the way.

7. Home Construction

Hammer Builders will build your home using the highest quality materials your budget will permit.  We will finish your home in the most timely and efficient manner possible. During the building process, we realize you may want to make some changes along the way and we will accommodate these changes as they arise. We assure you that our proactive management style and prompt communications will make your home building experience the best it can be.

8. Schedule Walk-Through

After your home is completed, a time and day is scheduled for a final walk-through.  During this walk-through the Client has the opportunity to inspect everything and we will note any punch-list items that need to be taken care of before you move in.  At this time, we also give the Client helpful information on maintaining your new home.  You can expect quality customer care before, during, and after the construction of your home with Hammer Builders.
